ADJD’s Application for Auctions

An official smart application that is the first of its kind for real estate and car auctions, distinguished car number plates, and movables of all kinds belonging to the Abu Dhabi Judicial Department. It provides the possibility of direct bidding and the completion of all procedures through easy and simplified steps in accordance with the established legal procedures



Mechanism for participating in the Abu Dhabi Auction:

  1. Create an account in the application that "requires verification of the user's identity by the competent team" or use the UAE PASS digital identity account to participate in the auction.
  2. A deposit of at least 20% of the basic price of the real estate, car, or movable property offered as an insurance amount in the Department’s account by one of the methods approved in the application.
  3. Make your bids
  4. Complete the payment of the balance amount within a maximum period of 10 days from the date of adjudication through the same payment methods.
  5. Registration of the auctioned item in the name of the winning bidder after completing the legal procedures in force at Abu Dhabi Judicial Department.


Methods of Deposit and Payment Used with the ADJD’s Auction App:



1- Methods of Deposit and Payment
  • Credit Card:
    1. Set the amount to be deposited and pay via the digital portal by entering the details of a credit card approved in the United Arab Emirates

  • Manager's Cheque / Cheque:
    1. Enter the details of the cheque and attach a copy thereof,
    2. Deposit the cheque with a branch of Abu Dhabi Islamic Bank or deposit a manager’s cheque with Abu Dhabi Judicial Department
    3. Verification by the personnel in charge that the amount of the security deposit placed in your account is correct.
    4. You can start bidding


  • Bank Transfer :
    1. Implement the bank transfer
    2. Enter the details of the transfer via the application,
    3. Verification by the personnel in charge that the amount of the security deposit placed in your account is correct
    4. You can start bidding


  • Cash Deposit :
    1. Enter the details
    2. Receive notice of payment after verification by the personnel in charge that the amount of the security deposit placed in your account is correct
    3. Deposit the amount with a branch of Abu Dhabi Islamic Bank


    2- Request for a Refund of the Security Deposit
    1. You can request a refund of the security deposit via the application, which will display the amount deposited in your account. You can therefore specify the amount to be recovered.


    Methods of subscription in the ADJD’s auction application:

    1. Use the digital ID account (UAE Pass) to access the application
    2. Create a new account using a phone number and email address:
      • -Available to those interested persons from inside or outside the UAE who do not have a digital ID account (UAE Pass)
      • - This procedure requires attaching official documents to identify the user in addition to using the face recognition feature.
      • -This account requires approval and activation by the Enforcement Division
      • If the user is using a non-Emirati telephone number, the email will be used instead for notifications
    3. People interested in auctions can also browse all the items on display without logging in.


    General Terms and Conditions:

    1. Judges, members of the Public Prosecution, enforcement officers, secretaries, and attorneys acting on behalf of the debtor shall not be allowed to bid in person or through third parties. The same prohibition applies to their relatives up to the second degree.
    2. The debtor or his/her relatives up to the second degree shall not be allowed to take part in the auction in person or through a third party.
    3. The bidder shall bear the responsibility for the accuracy of all data provided by him/her.
    4. The terms of the auction are deemed to be known and notified to the bidder by the auction management, and the bidder shall confirm that he has sufficient knowledge of them, is aware of all legal provisions and sanctions related to the conduct and outcome of the auction, and accepts the actions, procedures, expenses, fees, and commissions that will be due as a result of his decision to bid. The bidder understands that all bids and registration procedures are subject to approval by government agencies.
    5. The Judicial Department's Enforcement Division shall not be liable for any consequences resulting from a change in the date of the auction or from the withdrawal of any of the real estate, vehicles, or other movable property offered for sale by auction
    6. All bidders must periodically update the application and ensure that the latest version is used.
    7. The Enforcement Division cannot be held responsible for any shortcomings in information or changes in services as a result of the failure to keep the application up to date.


    Terms and Conditions for Real Estate Auctions :

    1. In order to participate in the real estate auction, the bidder must be a national of the United Arab Emirates, except for real estate, which can be owned by foreigners in accordance with the laws in force in the country.
    2. Properties offered exclusively to UAE nationals and freehold properties shall be identified in the auction announcement.

Should the bidder fail to pay within the above-mentioned ten days, the amount of the security deposit shall be withheld, and the procedure shall be referred to the competent enforcement judge to initiate proceedings against the defaulting bidder in accordance with the applicable laws and procedures, by compelling him/her to pay the missing amount of the price of the property after a new auction.
    5. Every time a new bid is submitted without being limited to a maximum, another five minutes are added in the event that bidding on any other property occurs after the allotted amount of time for bidding has expired.
    6. After the knockdown and full payment of the price, the outcome of the auction shall be submitted to the competent judge for approval of the auction adjudication in accordance with the legal provisions governing auctions.
    7. When the offer of a bidder is approved, any other person who is not prohibited from bidding shall have the right, within ten days of the date of adjudication, to outbid the last bid by at least an additional 10%, provided that the total amount offered and the related costs are deposited in the auction account of the Judicial Department. In such a case, the auction shall be reconvened within seven days.
    8. The auction is not finally awarded to the winning bidder except by virtue of a judgement issued by the execution judge.
    9. The property will be registered in the name of the winning bidder registered in the application, after the issuance of the auction awarding ruling by addressing the competent authorities.
    10. The property shall be sold on an "as is" basis, and the person wishing to bid shall have to inspect the property offered for sale and examine it personally, at his/her own risk, using his/her own experience and resources.
    11. The successful bidder will be required to pay a service charge of 1% of the price in addition to a sum of 10,000 dirhams to be paid during the period running from the date of approval of the successful bidder's offer to the issuance of the auction award ruling, in addition to any fees and expenses required by other authorities to complete the registration process.


    Car Auction :

    1. The bidder must pay at least 20% of the base bid price of the vehicle up for auction in advance to the Judicial Department's auction account via bank transfer, a credit card that is recognized in the nation, or a certified bank check.
    2. Bidders registered through the application can bid for the purchase of an unlimited number of vehicles offered in the auction, up to the deposited insurance value.
    3. The successful bidder must pay the difference in amount within two days from the date of auction awarding via the app. In the event of a breach, the deposited amount will be seized, and procedures will be taken through the competent execution judge to obligate him to pay the remaining amount in the price of the car after re-bidding.
    4. The bidder may increase the bid price by an amount determined by him or her, taking into account the base bid price.
    5. The auction will go on for 24 hours; however, the Enforcement Division may extend or reduce the period of time the vehicle is exhibited at the auction as it deems appropriate.
    6. If a bid is made on a vehicle in the final five minutes of the auction, an extra five minutes will be added, and so on for each additional bid without a cap.
    7. After the knockdown and full payment of the price, the outcome of the auction shall be submitted to the competent judge for approval of the auction adjudication in accordance with the legal provisions governing auctions.
    8. The vehicle sold at auction shall be registered in the name of the account holder.
    9. All vehicles are sold "as is," and the Enforcement Division does not guarantee any incorrect data shown on the vehicle on display.
    10. The bidder shall be responsible for verifying the data and condition of the vehicle on display, and shall examine the vehicle he or she intends to purchase at its location according to the applicable procedures and mechanisms at the vehicle location.
